I am looking to buy a condo or house in San Diego that I can rent out during the months I am not there. That could be up to 11 months in one year. However, most of the HOAs do not allow that. Does anyone know of buildings that allow short-term or vacation rentals in the downtown area (Marina, Little Italy) or the Pacific Beach or La Jolla areas? This information is almost impossible to find out – or else I am not looking in the right places. I have already asked almost every condo building in the Marina area and gotten a negative answer. I can’t ask every single building! There must be an easier way. Does anyone have an idea? I have also googled “Vacation Rentals to Buy” and the like, but they do not help much either. Also, I am looking for something affordable, i.e. not in the million dollar range, but under “Vacation Rentals to Buy” that seems to be all there are. I can’t figure out where all those normal costing vacation rentals in San Diego (VBRO, etc) are coming from, are the thousands of owners just all violating rules, or what?! If anyone has any idea, please let me know. I want to buy now to live there permanently later, but will have to rent out for some months until then.

There is a great oceanfront gated complex in Encinitas/leucadia that allows weekly rentals. They get 1500 to 3000 per week depending upon location in the complex and time of year.

I understand you can’t research every condo HOA for their rules… but I’d use the ones advertised on VRBO as a starting point. Probably some are in violation of HOA rules, but perhaps not all.
