Most of downtown was built during the boom.
Most of the purchases were speculative and even the residents gambled on their own units.
Those purchases will be purged one way or another. Losses in excess of $100,000 are the norm and apply to almost all listings. People can’t absorb those kinds of losses. The unraveling will leave few standing.
A recovery from the trough is not the same as a return to the peak. Only a quick return to the peak and beyond will save those who are running out of wherewithal.

I was shocked at El Cortez’s HOA of around $600. Don’t quote me though.
What ever happened with Smart Corner? I think it is that one with the trolley going through it. It advertised for a second auction or sale.
