I m looking at buying a property at Serenity in Stonebridge but I feel the price is still a bit high, high800K is ok, but the mello roos of ~500.00 per month is excessive. My cooling cost in the summer will be 500 per month bc it is like a desert when it heats up. Any thoughts on when I should be seeing prices in the 700K??
According to the “Serenity” sales office sales have picked up within the last 1-2 months. They apparently already sold 7 homes this year. I doubt that the prices will go down as long as there are buyers willing to pay $900 k plus $6k in MR. I do agree with you that the prices are inflated given the inconvenient location and the high MR.

The $6k MR is equivalent to adding ~$90k to the purchase price. So, it’s like buying a $1M house w/out MR. In order for us to see these at 700k, we’d have to see 3000 sq-ft houses in 4S in the 500k.
