Guest
I know this is primarily a San Diego focused forum but was wondering if anyone knew how things are in South Orange County, particularly in Aliso Viejo, Ladera Ranch, Laguna Niguel, Mission Viejo, Lake Forest, Foothill Ranch and Irvine.
A friend recently mentioned that he made an offer on a condo in Aliso Viejo and the buyer told him that he needs to up his offer because there was a bidding war going on with 6 other buyers. This particular condo had an asking price at around $250/sqft.
Inventory is still very low, especially in the sub $500k market. That is why you are seeing bidding situations.
$/SqFt is anywhere between $225-$350 for most places. If you move that price range up to $550k+ there is far more to choose from and better $/SqFt.
We have started slowly looking to buy a place and there just isn’t much to look at…

ParticipantI currently have single family detached listings in Aliso Viejo (a bit of a fixer but low fees) and Lake Forest (beautiful remodelled home) in the 500 to 650K range. No problem getting good offers on either though not piles of offers. Sold something in Coto De Caza around 800 two months ago. No problem there either.

ParticipantBidding wars are fairly common everywhere from what I’m hearing. It’s happening in San Diego, Orange County, L.A. County, Las Vegas, Phoenix, etc., etc.
What we need to determine is who or what is behind all these offers. I do not think these are all families looking for their long-term home.
Lots of investors…dollar dumping by foreign countries???
