Very, very poor inventory; and at under $500K, it is almost non-existent. Personally, I’d recommend waiting, but that’s just me (a “perma-bear” who’s been renting for 5 1/2 years).
We have three kids and live in a nice rental home. It really helps one be more patient if you’re living in a comfortable environment. You might be surprised that there is very little spread between rents for a SFH and an similarly-sized apartment. Right now, the rental market is pretty slow, so you might be able to get a good deal.

There are a few things in Encinitas but you would probably have to deal with a short sale to get something decent. A good detached foreclosure in your price point would probably be highly contested in these areas so be prepared for a tough fight if you want to get something good. Like CAR and SDR said the situation could improve for buyers but probably not over the next 6 months.
