I have a few properties within La Jolla and San Diego.
Now that the values have come down, I am interested in 1br’s within UTC/La Jolla near UCSD. There is several hundred dollars of positive cashflow with 25% down, including PITI + HOA.
I like 1br’s over larger properties because of the current rent:cost ratios and ease of renting.
My time horizon is 7 years before re-selling.
Anyone interested in discussing the positives/negatives?
You plan on putting 25% down? Are you confident it won’t come down even 10% more? It could be a long while before prices come up again for condos. Tying up that much money for that length of time w/potential of further depreciation does not concern you? If you have that much money, why are you looking for partners?
