I am trying to perform an inventory comparison between the current period and the same time last year. Many people seem to think I am trying to create a frenzy or promote people to buy. Actually it is the opposite and what I am trying to do is point out how difficult it is to buy right now and encourage people to put it off unless they want to deal with the current conditions.
The gui (graphical user interface) for the MLS sucks. Trying to capture the number of “active” listings for a given period of time is a very inexact science. Perhaps the other realtors can give insights. Here is what I did. I set the search for all statuses of listings, ACTIVE, PENDING, SOLD, CANCELLED, EXPIRED and WITHDRAWNS. Then I set the off market date for the same day. For instance, I selected 3/19/08 for the list date maximum. This will then grab all listings that were put on the market BEFORE 3/19/08. Obviously there will be thousands. Then I went and set the off market date minimum of 3/19/08. So this will then screen out any listings that went OFF MARKET before 3/19/08.
Now will this be perfect? I am not sure. I think so but I need someone to proof my search parameters because it is late and I am tired.
So I tried this on detached homes. I chose 3/19/08 and 3/19/09 as test dates. Here is what I found for a few zips.
If anyone wants more zips I can try it. Please try to poke holes in the way I have done the search. Also I am trying to figure out a way to convey or qualify in a factual manner how many short sales are actually not available now verses how many were not available a year ago.

Yeah I “think” the search I did will give previous actives. It would sure be a hell of alot easier if the MLS just had a “previous active” search field.

I can’t commit on how you are doing the search, since I’m not that familiar with using the MLS.
However, I think many of the threads lately have been ignoring the diversity between different areas. I suspect if you do the same search but use La Jolla, 92037 you will find more actives today than last year.
While inventory might be declining in large sections of San Diego, the $1m+ coastal areas, (La Jolla, Old Del Mar, Rancho Sante Fe, etc) seem to have ever increasing inventory.
I can’t commit on how you are doing the search, since I’m not that familiar with using the MLS.
