Yes it is on the MLS as active in a price range of 495 – 525k. As far as it worth the price or how does it stack up to the comps, that is something that you can have your realtor find out for you. This home is not part of the PUSD, your kids will go to SDUSD schools. This is the 1436 sf plan. The home you are probably thinking of is the 1822 sf plan that is currently in escrow at 9909 Kika. It does back directly up to the freeway. It lasted all of 7 days on the market before it went into escrow.

Consider this one up on the hill. $267psf and a better place IMO while this one beats them both and is at $238psf.
Nice area, close to canyon, sports park, shopping, and jobs. I know nothing about schools.
I’d say just about any of these homes listed for sale (click the image) are better than the one on kika and close in price.

Not to mention it is backed to an uphill apartment complex. Having the seller listing at that price is one thing, what is attractive about that community to the buyers who still buy at this economy. I wonder.
