This is my first post, having lurked here for over three years. As many on this forum are considering, I have been renting and waiting for the right time to jump in. I am a programmer looking to make a little extra cash, so a Rent-v-Buy program is something I have been thinking about programming and shoving onto the Internet as shareware.
But it just occurred to me, the real opportunity is probably on the other side of the equation. I.e., a convenient little calculator that would help someone decide whether to Foreclose/Short Sell or stay and slog it out.
Relevant parameters might be:
balance owing on first and extra mortgages
interest rates and reset times
current property value
rent of new place
foreclosure costs (legal, tax)
bankruptcy??
Then a nice little graph that shows a break-even point: if interest rates reach this, or home value reaches that then bail dude! otherwise hang tight.
The problem is that I am not an expert at this. But I’ll bet some of you are. I’ll bet that some of you have advised clients on these matters.
