I know the area very well. The most desireable part about the area is the school district. In Escondido the two most desireable school districts which are LR Green and Bernardo.
As far as pricing goes we have seen a nice drop in South Escondido prices and I see no reason at all why that should not continue. The neighborhood behind NCM up on the hill is nice as you mentioned. There are some cool places on the hill looking out at the backside of Bear Valley. Similarly other people like the area on the west side of the 15 as you wind to Lake Hodges. Again, both of these areas should have continued depreciation.

The neighborhoods of Las Palmas Ranch, Montclair, Quiet Hills, and Rancho Verde Estates (ranchoverdeestates.com) are all very nice and worth considering…the first two may get a little freeway noise, though. The further from those developments you get, the more eclectic Escondido gets so be wary.
One other thing worth pointing out about south Escondido: the old Chatham Brothers Barrel Yard located at 2257 Bernardo Ave. It is a superfund cleanup site – drive by and you’ll see vent tubes sticking out of the ground…it’s eery. The site used to be a barrel yard where trichloroethylene, benzene and polychlorinated biphenyls or PCBs leaked into the ground water.
This leak formed a plume that headed southward towards Lake Hodges. This threat to the area water source lead to its inclusion on the superfund cleanup list. The water table below the site is slowly, year by year, being returned to an acceptable state.

Also, of course, schools are not quite as good as in RSF (but still okay). If you want to enjoy the house and you don’t mind telling other people that you live in Escondido, go for it.
Cons:
– Gets quite hot in summer.
– Very conservative, essentially a chunk of Bible Belt dropped in the middle of San Diego County. I’ve never seen so many “yes on 8” signs anywhere else.
– Most homeowners are between 45 and 65
– The school district and the city are slowly being overrun by hispanics. Simply due to the fact that valley hispanics breed much faster than 50-year old whites in the hills. The percentage of hispanics and english learners in each school keeps shifting year after year.
