I don’t know anything about Bressi Ranch. But do you see REO or short sales in the same area with prices significantly lower than their initial price? If not, the higher price may be justified by supply and demand. What is the builders’ current price like?
In Carmel Valley, there are listings for higher price over 05/06 initial price. There is nothing wrong with the pricing if there is a market for it. If there is no market for it, it is the seller’s problem and I will not worry about it.
