    I am following the market around Bear Creek, De Luz, and the Santa Rosa Plateau. I found this listing on Redfin with a unique sales history:

    Built in 1998, the property is in the golf course community on the Western point of Bear Creek. Redfin illustrates the sales history anywhere from 500K (land purchase?) to 2.9M, but now listing at 769K & $255/sq ft. Obviously a large discrepancy in sale price. This is not the type of house I am after but the location is in the right area – in the Cole Canyon School District.

    Any insight to this property and price listings? Any thoughts?

    You see this on quite a few houses in Bear Creek. The 1996 transactions are two years prior to the houses being built and would appear to have something to do with the land for the houses being bought/sold between developers.
