ParticipantI have two buyers looking downtown. A mid 40’s single consultant (income in mid 100’s) that could live anywhere but wants to live in a downtown environment where he can walk to nightlife, dinner and be a short cab from an airport. Semi-Retired 70 something attorney (net worth a few $M) with wife who wants him to retire full time. Looking for 2nd home that will be reitrement home. Want to life in nice climate and not need car. Walk to supermarket, restaurants, theatre and taxi to airport.
This is my personal snapshot of who some of the buyers might be. If they right property came on the market about 10% below current levels both would probably jump but baring that they but are waiting for a sense of stability in prices.

On another housing blog, somebody noticed that our downtown is the only downtown that people drive out to work in the morning and come in for the night.
