I’ve looked at a few tracts where they have a large single story model that is their smallest. Four tracts in particular have a single story model between 2000 to 2200 sq ft, all 3 br. Remaining homes in the tracts are all 2 story and are larger (often times much larger). I was looking at 2300-2800 2 story homes but these single story homes seem so much larger inside than their sq ft suggest and the lack of lugging things up stairs is appealing (especially the freaking vaccuum). What percentage of sq ft is wasted on a 2 story, the stairs alone can’t account for that much, is it the added hallways upstairs? Does anyone use a formula when comparing, say, subtract 200 sq ft from a two story when head to head with a single story.
