Looking for some opinions here. I purchased a 2 bd 2 bth in 2005 [hence good_times] – at 430 – current balance of 370. Due to a ‘life event’ the ability to maintain the payments are in serious question – despite a 30yr fixed 5.75. The current options are a short and rent close to work (CV 1800/mo) or try to stick it out [not sure how] but my current rate and the near wash between rent and the keeping the place (with deductions) is making this an extemely rough decision. The current mortgage/tax/impounds (which currently is not being released) would consume well over 60% of my monthly takehome, but the credit hit implications and future difficulty of getting back in the market as things may level or raise in 3-5 years with stricter guidelines is worrisome. Despite a 270 foreclosure up the street I have a couple offers at 320. Despite the long commute I like the area. Any insight on this situation would be appreciated. Thanks in advance
I believe that shadowridge will continue to depreciate over the next two years. I would hop on those 320 offers and take them. Sell your home short and get out of dodge. Once done there are many experts who can help you work on your credit. SD Realtor: do you know anything about Ocean Hills? I think it’s between Carlsbad and Shadowridge – but is technically O’side.
I know someone who lives there and raves about it. He has a pretty big lot and pool and seems to think his neighborhood wont be hard hit by depreciation – but I have no idea what he is actually basing this on.
