Do any of you Pigg Realtors know the story on 1534 Crest Dr., 92024?
I was working up the courage to submit an offer on it when it went pending. After only two weeks on the market. With multiple offers. Good grief. Will this never end? I realize Encinitas hasn’t seen the kind of price declines that other SD Zips have, but I figured at least it would be on the market for a month or so. They never even put up a sign. Honestly, sometimes it feels no different to me now than it did in the fall of 2004, the last time I tried to stick my toe in the market (but wisely did not… I guess… well maybe… trying not to lose faith… ).
Please spare me the reproaching comments about even entertaining the notion of buying without a 50% price decline. I have domestic tranquility issues to deal with.

Sorry I was to busy to address your post. Unfortunately yeah this spot went pretty darn quick. I know there is tremendous frustration for people like you. All I can say is that I do indeed believe places like this will come down. I don’t think it will happen in the same timeframe that many other people who post her believe though. Try not to lose the faith but realize your faith is going to have to last for quite awhile if you want to find a screaming deal on property like you have identified here.
Also alot of Encinitas has seen price drops. Not price drops like Eastlake but better then nothing right?
So just fyi, this property was on the market last June and they were asking 1.7M! So talk about insanity!!! Anyways while it is disheartening to see it go in 16 days at least they didn’t get the 1.7 they were asking for last year.
Anyways, try to be patient… like super super patient. I understand the domestic tranquility issues very well. Perhaps, (but not gauranteed) we will see some slumping of the activity for properties that you are looking for as the summer wears on and/or the 10 year treasury yield moves up.

Thanks for responding and thanks for the encouraging words. I didn’t realize it had been on the market for 1.7M last June; that is some consolation.
It will be interesting to see what it went for. 1468 Crest, with a small teardown, went for 1.3M in late ’04. But arguably it had a better view as it didn’t directly overlook the mega-greenhouse complex that 1534 overlooks. At the time I couldn’t believe someone would just drop that kind of money on the place, scrape the lot, and then just SIT on it. It’s still an empty lot today. There’s some serious money in north county. Oh well, I’ll keep trying.
