We’ve toured the place, liked the build quality, the floorplans, and the fact that it’s in a fairly nice area of Escondido where a lot of air has already gone out of the housing bubble. According to the MLS, the builder hasn’t sold any of these units since Dec. 07 (and only sold 3 or so in the 3 months from Oct-Dec), they have about 10 units sitting on the MLS unsold, and are about to finish the final phase of 10 units (giving them 20 units to sell).
Any realtors have any insight on whether they’ve gotten other offers and have simply been stubborn on their asking prices, other reasons why they haven’t sold a single unit in almost 4 months, or other reasons why we shouldn’t bother with a lowball? We’re considering writing an offer for about 330K on a unit they have listed on the MLS for 365-405K.
Yeah, we know we’ll still probably overpay, but we think we’ll be fairly close to the escondido bottom at that price, and are willing to overpay a little to get a house we really like the design of.
