I find that many pendings on the MLS turn out to be red-herrings that get “corrected” or “relisted” later, supposedly because they “fell-out” of escrow. But was there an escrow to begin with?
I wonder if Realtors will “mistakenly” mark listings as “sold” instead of canceling them. Those listing then suddenly reappear as news listings.
Caveat emptor.
