I watch SDLookup, I’m sure like many of you, to see the carnage and keep an eye on how rapidly (or not!)prices are declining. We’re probably S.D. buyers in 2-ish years, depending on the speed of the price declines.
One of the things that I’m seeing is that Sorrento Valley seems to be starting to come down in price, and that by and large it is well under Carmel Valley. Can anyone tell me why that is? What is it about Sorrento that is substantially less desireable than CV? I’ve looked only casually, so someone can probably tell me pretty quickly if it’s a school district thing or something – but is it something even more substantial than that? Geographically they’re spitting distance-close…
I don’t see that Sorrento Valley is well under Carmel Valley. Carmel Valley houses are larger on average, but if you compare two identical houses in CV and Sorrento, price difference won’t be very big.
Two recent closings in SV:
6172 Sunset Crest Way (5/3, 2893 sf, no view) – $725,000
10906 Sunny Mesa Rd (5/3, 2893 sf, canyon view) – $855,000
CV does have better schools. In fact some of the strongest schools in the county are located in CV and Del Mar. Kids from Sorrento Valley attend same schools as kids from Mira Mesa.
