OK, Sd my turn, you’ve been supportive in an alcoholics anonymous sort of way when I’ve come close to falling off the wagon, now I’ll return the favor. Do not counter, DO NOT COUNTER! The train is oh so close to pulling into Scripps, 2008 is going to be a blast. You know how this works and I’ve illusratated the collapse on the outskirts, wait to see the whites of their eyes and in six months you wouldn’t dream of even offering what you did today. It is costing him money every moth it is vacant, the fact it is a FSBO is evidence that he values his money even though he has plenty of it. It costs him more to be vacant thatn it does you to watch it, you will win this game of chicken. C’mon you are going to miss the arm reset fireworks, don’t quit now.
P.S. Norv kinda looked like a coach tonight, but let’s see him try that against a team with a winning record before we start licking each other’s lollipops.

My reasons for purchasing are well outside the scope of the depreciation cycle and the number of dollars saved by not making the purchase. No argument that Scripps will go down and many parts of it have already gone down. Even throughout all of Scripps what I am looking for is pretty darn selective. Given those parameters I do not envision the steeper depreciation to occur until 09. Which is okay. Maybe we hold out until then… maybe not.

2 years ago at the market peak, I was insulted by value ranges. Now, I am absolutely livid about them!
SD-R, in your example here, the seller was NEVER interested in selling for 720K to begin with, hence his counter of 760K. To me, this reeks of sleazy used-car sales tactics. Why should anyone give this joker an ounce of credibility since he has lied about what price he would take?
I know that this value range bullcrap has been around for a while and is accepted, but I for one refuse to play this game.
BTW, mid 700K for a nice Old Scipps property seems like a 2005 price doesn’t it?
