Wayyyy over priced. 762 sq feet means its still over $500/sq ft. Lot size is under 2000 sq ft. House was built in the 1920’s.
This thing should be selling for half that price, i.e. closer to the 2000 price.
October 7, 2007 at 6:00 PM #87262DCRogersParticipantNice area, but I admit that is a small house, and a small lot. Pluses are that it is far north of Adams and is well-kept up. Price per sq ft is still pushing it.
I recently had a real-estate person come by, and say that for the first time in a while, she now had a lot of homes under $500K. My best guesstimate is that this neighborhood will end up with most homes in $350K-$450K range when the dust settles (though the bottom may be lower, esp. for some of the cheap condo-conversions).

The size and PPSF, however, are not so appealing. I guess my vision was clouded by the charm of the house. Thanks guys, but do you really think something like this will really drop below 300k in the next few years?

If they get 300K for this, the seller deserves a nice vacation. They have won a lottery. (The buyer deserves a debtor's prison for stupidity; Oh never mind, he already got his cell)
