Anecdata…we looked into trading up a few months ago, currently in an undersized house relative to what we probably need (though in a v desirable area). We never even got an agent, just had a few ad-hoc conversations. Even those turned out to be a big mistake. Every single real estate agent we talked to then has not stopped hounding us since. I assume they are hungry for inventory.
Unfortunately for them, we ended up deciding to wait on buying…put the money for closing costs into better landscaping for our front yard to expand the usable square footage of our tiny lot. I assume a lot of people are doing similar right now.
