Of the types of distress sales, these are the most similar to normal sales. There are differences.
The reason I describe this time frame is that the seller is often unable to perform in less than 4 weeks. I have tried with all-cash buyers.

Lots of conversations recently about how “my place has lots of upgrades” because clearly that explains why they want an extra 40%.I have taken listings on less than half of the places where I have been interviewed for listings.
This is probably because I have a tendency of saying things like “$500,000 is not a supportable sales price and listing it at that price would be a waste of time for both of us.”
I have been trying to be more politic of late.
The bright side is that I have been getting calls lately from people I said that to a year ago.
I am glad, though, that nobody can call me dishonest.

I disagree with the consensus here more often than not. Still, I really feel that groupthink and monothink are the enemies of good ideas.
