ParticipantI have had good experiences with Tom Hannah () in that neck of the woods.
He is just honest and fair as hell.
As the cynicism (often deserved) on this board demonstrates, honesty and integrity are at a premium in this business. Oftentimes, they are not practiced.
Today, I sat down with a couple who found me based on one of the blogs where I post.
They had a list of questions regarding my service.
I think the most important questions were:
What will I get as far as service should I choose to work with you?
Is this your primary vocation?
How much (and what kind of) experience do you have?
In what ways would working with you be better (or worse) than working with another agent?
In addition to this, I would look up their DRE record
http://www2.dre.ca.gov/PublicASP/pplinfo.asp
If the agent is offering something special (eg: I offer free inspections, other agents offer buyer rebates) then you owe it to yourself to find out what the requirements are for that perk. For example here is house rebate’s explanation of discounts:
http://sandiego.houserebate.com/about/buying.asp(you should read the fine print at the bottom).
That being said, good luck.
Oh, also, remember that a big part of the service we provide is consultation and information. No questions are ever off limits (or at least they shouldn’t be).
Again, good luck.

ParticipantIm sittin’ at it but I don’ think that helps.
I could try to memorize and reenact it.
Would that help?

Participant
Great unethical strategy. You people are going to say that you are only kidding right?
Except that there is plausible deniability through and through.
The buyer says they are willing.
The agent draws an offer at that number.
The appraiser knocks it down.Don’t get me wrong.
Its sketchy as hell. However, this is what Adam (SD Realtor) has described as “letting the appraiser do the buyer’s job”. He posted about it but I don’t recall the thread.
I have never participated in this but was outbid a couple times by this strategy.
Thoughts from the peanut gallery?

Hmm, I just wonder….
1)Overbid everyone else by 20%-30%
2)Go into escrow
3)Wait for the appraisal to come down to earth price X
4)Once the seller agrees to X, tell the seller you are going to walk unless you get appraised price minus an additional -5%?So in your example, even when the bank says $302, you tell them, sorry It’s $290k now or have fun going back to the start…..Hmmm. I wonder.
I think the additional drop would be a hard sell and not within the original contract contingencies.
Maybe other people have had other experiences?
