No I don’t think so.
Its only offering 2% to the buyer agent and the listing agent is the new owner. Figure that they made 2.5% when they bought it (for cash) and are losing about 3% max between escrow, title, and buyer agent commissions. Thats a net cost of .5% max between the 2 transactions.
Still a lot less than the 20-40K that they are making. Figure that comes out to 18k-38k depending on offer (in a space of 10 weeks).
And I really don’t think its remodeled between 2 weeks ago and now.

Basically, they have reworked things with the bank.
(and I don’t know if that means they are bank-owned or if the developers bulk-sold the remaining units or the developers just worked something out)
They are now selling as fha-capable units and selling every unsold unit there.
The new sales (they had tenants but not owners in them) are now under-cutting the short resales.
Man, I would be PISSED if I bought there a couple years ago (as one agent friend of mine did).urbanrealtor
