Surely there are some more options or creative options out there?

It’s a great incentive new, that secondary buyers in the used market also benefit from.
TeCKis300ParticipantLeaf’s have proven to be very reliable. Since it’s a rather new vehicle, it has all the latest safety technology. And also has all the connectivity, options, and gadgets you would want from a new car. Plus that warranty!
The great thing is, as cheap as the corolla is to operate, this thing will be cheaper still! Practically pennies for “gas”, and very very low maintenance requirements.
As you’ll be someone new to EV’s, I think you’ll be pleasantly surprised. The motors instant torque, no heat/exhaust from underneath (especially hot summer days, and never having to detour to the gas station (full “tank” every morning), as HUGE perks to EV’s.
For the record, I don’t own a Leaf. Many of my colleagues and coworkers do. My wife has a RAV4 EV that I haul the family around in on weekends. I personally like the aroma and sound of burning lots of dinosaurs, but can’t deny the advantages of EVs.

As a backup car, I wouldn’t bother with new.
Perhaps you can use it as an opportunity to dabble in the next generation of car – an electric vehicle specifically. EV’s make great in town runabouts!
And you can do it on the cheap, with it still under warranty, for a little more than half the price of that new Corolla appliance.
Look at 2013/2014 Nissan Leaf’s. ~10k with low mileage. Either with factory warranty still intact or buy an extended warranty.

Sure, there are some great points and considerations above, in regards to moneys. But there’s also the intangibles of building stability and a nest in preparation for the next phase of your journey.
These are all worth the moneys spent. I’ve seen many a stressed mom/family, 7 months pregnant, trying to tackle a huge move. Settling on a house, as there’s no guarantee the house that you want will be available if you wait. At least now, time is on your side.
With respect to rentals/housing. As long as you have a reasonable exit strategy without risking equity (which doesn’t sound like the case at all). Again, you can make those decisions when and if things change.
Also, you’re early in your career. Sounds like you already have your budget well laid out, with consideration for the big ticket items at your current household income. Your take home is likely still on a steep curve so you’ll continue to gain elbow room.

Though an option, if the numbers can work, and if it is even an option given the above situation, is to cash out refi your primary home enough to cover the rental out right. You won’t get better rates than that.

I don’t doubt you drive her hard, trying to put your foot through the floor! I do wish I had a miata to beat on for autox.
I still contend that there’s relatively little continuous on throttle time, and low load being in gears 1-3. A single back straight on a road coarse or long fwy onramp/hill is likely more abuse. But I digress, you’re doing her good by keeping her fluids in tip top shape.
I need a fun car to get out there with you sometime. Miss my autox days.
TeCKis300ParticipantPersonally, I’d say to not get caught up in the uber oil chase as it’s throwing money out the window. Practically any oil available today (in the correct viscosity), is of more than sufficient quality.
I’d focus on regular oil change more than whatever uber oil at $$$$ / quart (i.e. Motul). And no need to over-change Oil change with every 4 Autox events??? AutoX events are IMO, pretty mild on motors. Very little relative full throttle compared just about every other venue, including commuting and fwy on-ramps 🙂

Don’t give BMW too much credit, it likely was all money driven.That said, Mobil 1 is no longer fully synthetic unless you get into their Delvac lines. No issue for autox as again, there’s not real heat with short bursts of accel.
T6 Rotella are fully synthetic so this is likely a nice price point for good stuff.
One of my cars specs 12qts of molasses grade 15W-50. Trying to find a good value for that oil change is futile.

When we are young, all we see are life’s endless possibilities. As we get older, we get to learn how each of our stories end.
The older one gets, the more stories one gets to see close.
I have a very close buddy and we found out last month he had stomach cancer. We’ve been keeping close with him through his journey. Found that it has progressed from the stomach to the abdominal lymph nodes already. Inoperable to any meaningful degree at this point. He’s going through aggressive chemo at this point, on round two.
He’s not said and I have no clue how much time this leaves him. We’ve been visiting him regularly and enjoying the time shooting the breeze and enjoying very high caloric food.
He’s is much too young at 38. I’m the same age… Have I finally crossed the line where now I am going to be seeing lots of life stories close?

TeCKis300ParticipantAgreed, regular visits would be irritating to tenants. More so that they are likely millennials, who don’t like writing paper checks as it is.
