Hi svelte,
I hope you are well. Back when I first joined I remember you as part of the community.
When I was a newbie the market hadn’t crashed yet and George W was President. We were all part of the crowd who saw what was coming. I remember realtors hopping in on the threads saying we had no idea what we were talking about. Ahh, the good ole’ days.
I was definitely part of the high strung political crowd and my demeanor and others is something I learned from. Don’t post like you know everything.
Thank you for weighing in.
Any time. Glad to have you back.
I do like the house though and it isn’t at our cap price.
Well if you’re anything like us, we start shopping in one price range and end up buying one range up. A case of our wants always being bigger than our original budget, I guess.
Not sure what you will think of this, but I countered at $385k with the seller paying the closing cost. There is one other buyer they are accepting offers from. Of course I can’t read their minds, but I imagine it being something similar- who knows.
Since I’m not currently shopping, I’m not very in tune with the market, so I really have no opinion on your offer. You and your fiancé know what makes you happiest, what you can afford, and what you’re looking for.
Enjoy the ride as much as the destination…again, glad to have you back.
svelteParticipantOne more thing: this house is definitely a flip.
It was bought in Nov 2015 for $250K, they are now asking $125k more than that.
I assume it looked like what is shown in street view when they bought it:
A flip doesn’t bother me per se, but its worth noting the upgrades were probably made with the intention of resale, not necessarily to the quality of someone who planned on living there long term.
svelteParticipant
Just heard back from the seller:
Home has termite clearance (we need this for a VA loan – very good thing!)
– Seller wants a 12 day investigative period (normally 17 days). They do not want to do any repairs so what you find is what you get. Or, you cancel and move on.
– Seller does not want to pay closing cost – however is willing to give credit for needed work (like landscaping) ($5,000). We would do this on a request for repairs form at the time of the counter offer so it is in writing.
– Seller will pay for home warranty for 1 year upgraded.
– Since seller is doing home warranty – as a house warming I will do rebate to you now of $450.00.The above will go out to you and at least one other offeror. They will be asking for best and final offer price.
I don’t see what you said the price you are offering is.
Let’s step back and take a broader look.
House has been for sale since May 1 ($399K).
Price reduced to $375K on May 31.
It has fallen out of escrow twice, once on 7/3 and once on 7/11.
Price reduced $75K on 7/18.
Now they say they have multiple offers at the original price ($375K).
Asking for a shorter investigation period raises red flags to me. Coupling that with falling out of escrow twice makes me really nervous.
Sounds like the $375K price is indeed in the neighborhood and the $75K price drop was just to get attention.
Personally, I think prices will be softening (maybe not dropping) in Sept since school will be back in session and people will want their nests stable by then. Me, I would walk away since I don’t like the “we’ve already got multiple offers” thing. But I’m not in your shoes…only you can decide if it is a fair offer.
A side story: we made an offer on a house in Hidden Valley one time. House had been on market several months. Signs placed all over the shelves saying “make us an offer!”. We offered about 5% less than asking. Their realtor came back saying they had a full price offer so we’d have to offer at least that. I said that sounds fishy, so we walked. The house stayed on the market, with several price cuts, for over a year after that!!! Over a year! This situation smells suspiciously like that one.
svelteParticipantThis is all a result of having so many cameras available in public now: cell phone, surveillance, etc.
Just 10 short years ago, the police would have said it was justified and created some sort of scenario to make their case. The general public would have believed it, since police are generally more trustworthy than the general public. Now, videos tell the real story.
Over the next 10-20 years, the whole environment will change. Police will be much more careful in how they apply force (as they should be), and the cameras will verify the situations where it was justified.
That’s all a good thing. Things are getting better. It’s just going to be a painful transition in the meantime.
Cameras are a good thing. It’s gonna keep people honest – both police and citizens.
svelteParticipant
so 7 days.
you kill a day getting there and back.
5 days.
minus a day to recover.
4 days.
and probablt about a day of planning.
3 days.
you get sick or tired.
2 days out of 7.
basically you lose 70 perc of a week, to be physically somewhere else.although sometimes my favorite part is reading a book on a plane. but id rather read it in the temecula library.
The planning? We get to decide what new experiences we are going to have to get us out of the same old daily rut.
The trip out there? Get so see and meet all types of interesting people at the airport, on the plane, around town.
Sick on a trip? Hasn’t happened to us yet, though for awhile we did tend to be sick the day after returning. That hasn’t happened since we switched to healthy eating, maybe a coincidence I’m not sure.
Tired? Hell yeah but it’s only because we pack so much into each day that we’re exhausted when we get home. I make the most out of each trip, my wife has to tell me to slow down and let her sleep a bit. It’s not in my nature though.
I have to say I do miss my own bed when traveling, but it comes with the territory. All the new experiences, people, places, smells, sights…all worth it.
Not saying that our outlook is better than someone who doesn’t like to travel…just the way we feel about it.
svelteParticipantWe enjoy traveling up to a week a month. If it starts going north of that, we start dreading it.

Did you mean an engagement ring? The sky’s he limit.
A wedding band is not that expensive.
Yeah engagement ring. Shows how little I pay attention to rings. Hey, I’m a guy.
svelteParticipantThe first time it hit me how outside the normal range I am is when I went with my son while he was pre-shopping for a wedding ring, in advance of taking his future bride.
He was pointing out the rings he liked, asking the price, trying to get approved for an appropriate price range for when he brought her back. He was filling out the credit app when the clerk told him he would need a co-signer for the price range he was considering. I volunteered and she asked my monthly income. When I calculated it in my mind and said it out loud, the number even shocked me. All the clerk said was “wow”.
Moments like those adjust my perspective a bit. It keeps me grounded.
svelteParticipant

Seems to me that people coming in from outside the country are really not the primary issue–the issue is people who are disenfranchised, not part of the community, don’t really see a future for themselves, and who want to get back at all of those who are on the other side of that divide. Those unhappy people can really come from anywhere, including internally. As long as there are people who don’t have hope, this danger is going to continue.
I agree completely.
This is why IMO, this can just as easily happen in the US. In 50 years, with less jobs for “regular” people without college degrees, single males with low economic prospects as well as no family/wife (to want to provide a safe/better world), etc…are loose cannons to cause harm against society, others in general.
People in ISIS or people who commit acts of terror already don’t care if they live or die as also shown by some of these recent acts. They sorta know they will be killed anyways so as mentioned before, if someone is willing to die anyways, good luck trying to stop any of these random acts.
Yep. I always say folks need hope. If they see no path to a better tomorrow, then they wont care what happens to them and bad things happen.
We will never get rid of tragedies because there will always be crazy folks, but we can minimize tragedies by giving everyone an opportunity for a better tomorrow. Student loans, work programs, giving people a hand when they are down, its all a part of that fabric of hope.
svelteParticipantPersonally i think trumps only chance was to select a female of minority vp. Since he didnt do that, his chances of success have diminished greatly.
And it reinforces the perception that he is prejudiced.
svelteParticipantIt is just unbelieveable to me that thier accounting system and administration would be lax enough to let this happen. And thats being generous…the alternative is that it is corrupt enough to allow it to happen. Honestly i have always struggled to figure out what ppl see in pusd. It has never made any sense to me.
July 13, 2016 at 6:36 AM in reply to: Prediction: San Diego market goes up 8%+ over the next year #799580svelteParticipantYou may be right, gzz, it may go up 8%+ in San Diego market over the next year (July 2016 – July 2017).
I’m not as in tune with the market as I was in 2015, but judging from the lack of housing on the market I would probably say it is going to go up, but I’d take 3-5%. And most of that jump will be in the spring I’d guess. As another poster pointed out, it seems like prices don’t go up much in the fall, but in the spring they take off.

Calif schools also get funding from property taxes, which immigrants, illegal or not, are paying through the homes they lease – part of their rent goes to pay the owner’s property tax.
While they might contribute some property tax, California spends $45 billion in general funds, roughly $7200 per pupil. With Federal funding, that rises to $76 billion, that rises to $12,100 per pupil.
I seriously doubt said children’s families are living in $1.25 million dollar homes to cover the cost of a single child. Let alone more than one child or any other services.
Hoo Boy. You sure you went to school yourself?
You have made the assumption that there is a 1 to 1 ratio of illegal immigrant adults to illegal immigrant schoolkids to arrive at your $1.25M figure. Error 1. There are many adults here without kids, and many adults with multiple kids. What the final math is is unclear, but 1 to 1 is unlikely.
You assume that California schools are paid for my property taxes alone in arriving at your $1.25M figure. Error 2.
It appears to me that you are doing as many people do – using assumptions and innuendo to buttress a position you took before knowing the facts.

I guess you can argue that at least the illegals are physically here and most likely paying some taxes that theoretically go into the community, sales taxes for certain and probably payroll taxes in many cases.
.
Calif schools also get funding from property taxes, which immigrants, illegal or not, are paying through the homes they lease – part of their rent goes to pay the owner’s property tax.
So in reality, illegal immigrants do contribute to schools through:
– Sales and use tax
– Property tax (through rent payments)
– Payroll tax (in some cases)Where they come up short is on income taxes.
What I think a lot of people fail to factor in is that illegals often work for less $$ than their legal counterparts. This means that those of us who utilize their service, either directly or indirectly, pay less for services. So we’ve gained financial benefit from that, while we may lose a little financial benefit to send that illegal’s kid to school. I bet it is close to a wash, or that we even come out slightly ahead.
It’s all in how you look at things.
