I live in the area, it’s really nice, no complaints. The crime is low, I don’t see a lot of shenanigans going on. The HOA is pretty laid back. I was screwing around with my lawn (read: killing it slowly) and all they did was send me notices.
The Essence Road is a quiet road. People tend to speed on Esprit Road, but Essence is a side road.
My daughter attended Shoal Creek for awhile, and it was a pretty good school. They always had fundraisers and they were always topping their goals. Maybe it’s different now in this economy, but I did note that.
Anyways, it’s a nice neighborhood. It’s probably not everyone’s cup of tea, but it appeals to us.

as for out of state, as 4plex as said before, it can be a huge hassle. it does provide better cash flow opportunities than san diego, but for beginning investors, all the information can seem daunting. i don’t know if i can recommend it for beginning investors…
but with any real estate investment, you should not concentrate on how much the property has fallen in value but instead see if it can profitable to you. you should run the numbers and make your decision from all the information you are able to get.

ParticipantUnfortunately, the cost of a local rental in San Diego and Dallas doesn’t illuminate either, because they do both have the same rates: $20/day.
So taking the reverse side of that argument, does a $20 rental in San Diego and Dallas imply that the cost of business in both cities is the same?
I’m just saying that the rates are apples and oranges. Yes, there is a difference, but implying more than that requires a little bit more study.
