Expecting a 50% or more drop in San Diego or Hawaii just because it happened to Stockton is the definition of a slippery slope. I can’t say it won’t happen, but there are enough differences that I call it highly unlikely.
heck, I think a 30% drop is sufficient to get everyone on the buying wagon again.

It seems to me that many Americans put a lot of importance on finding oneself and finding what one wants to do in their life, as opposed to many Asians who basically say, get rich, achieve, and then you’ll be happy. Many American families (those who have been here in the U.S. for a few generations) acknowledge that money is important but do not see it as an end all be all. Adverse possession is very difficult to do here in California. It requires you to notify the property owner and pay property taxes on the property. After those two conditions are met, you can apply to own the property outright after 5 or more years.
Also, adverse possession does not work against the government. You will lose every single time.

I didn’t understand it at the time but he was basically going to somehow transfer his tax basis and residence from San Francisco (very high) to Guam (very low). I should have grilled him further for more details. I didn’t understand the process at the time.
As for setting up the LLC with the living trusts and all that, that is way over my head. I keep promising the wife to take a look at it, but it’s been difficult…
