Good luck on the east coast. I lived there for 5 very long years. Weather can be a drag depending on where you live. We were in CT where the winter lasted what seemed to be 6 months and the summer dragged on forever with humidity that made it practically impossible to do anything during the day. Noreasters shut the coast down a few times a year and then you spend the next week or so shoveling your way out of your driveway.
Every place has it’s drawbacks and in the end being close to family/friends matters most. We decided that we liked being outdoors more than we liked experiencing the long winters and oppressing summers and we wanted to actually live near people who did not have a constant frown on their faces. Be sure to check out any state you choose, people can be very closed/reserved on the east coast — it’s a cultural thing and once you break through the demeanor you may actually meet a few people you can call a friend.
From what we hear people like NC quite a bit. I believe someone on this site lives there now.

stop_the_bubble_hypeParticipantI believe owners pull out of these deals when they hear news of further declines, which puts more pressure on the builders. My question is — Is it possible for those who have already put a deposit down to get their price negotiated lower based on the new pricing?
It would make sense to me that they would hold onto a buyer rather than wait for someone else to come in, perhaps I’m being optimistic?

I appreciate your comments and the fact that you responded to the topic of the post. You are the only 2 to actually comment on what was posted.
Bugs, I don’t disagree that sales are falling and that this will be a horrible year for sales, price declines and that rising interest rates will be a catalyst.
What I take issue with is someone throwing out a comment and people jumping all over it before investigating validity. It does not take long for anyone to realize the tenor of the comments here and to drive the spirit with comments that may not be true. I just happened to be able to speak on the topic yesterday, but I wonder how many more pieces of information are being tossed around that just may not be the truth.
Perry, agreed that qualifying is 9/10ths of the story. I was able to use points to buy-down the rate and our high credit score helped, but keep in mind it’s still a reduced doc loan which by all accounts should be through the roof now.
Again, I appreciate watching the dialogue on this board and find most to be knowledgable — however, be careful to not just take what’s thrown out here as truth.

Maybe, maybe not. Just interesting that people latch onto a thought without confirmation. That’s the essence of group think.
Not looking for validation of any of my decisions, especially not from a blog, but more interested in why we can take what one poster posts as fact.

If everyone here can see the future and predicts a massive collapse in real estate, then I would assume you would wish one well on their decision and wait for the inevitable.
Not only do many hear sound like they have sour grapes, but also that they want constant reminder that their position (e.g. houses are not selling, interest rates are sky high, etc.) is the right position.
I refuted the original post yesterday and to this point, no one has brought forth contradictory factual information. Instead, there is constant bashing about the stupidity of buying right now. Where is the economical analysis and related value in any of the comments that have been posted since my post yesterday?

We were afraid to lock earlier not knowing what the rates were going to do over the summer. Had a chance to do so in May/June timeframe but that’s when the 10-year was through the roof.
Not trying to be a pain in the butt here, but I want to let you all know to check the information provided before getting “hyped” about the comments shared here. Just so happens I was in a position to share some insight today!
