I went with Sullivan Solar Power (and have referred people from this site to them as well) and have been very happy. I purchased the system outright — many of the other solar companies, especially Solar City, were pushing the solar lease which essentially replaces SDGE with Solar City as your power company. If you are interested in getting a quote from Sullivan, shoot me a PM and I’ll out you through their solar referral network which will give both you and I a $500 referral bonus check. This is a better deal than $500 off the system due to the tax credit impact (i.e. $500 off the system is only worth $350 after considering the 30% tax credit).
skerzzParticipantI believe it’s fairly common for lease agreements to speak to this issue. Does the lease agreement for said property have a condition that covers keys/controls and/or Landlord access (i.e. changing locks without notifying landlord may be considered failure to permit “reasonable access”).
My lease agreements contain language covering both Keys/controls and LandLord access. Failure to immediately notify and delivery new keys upon re-keying of locks would be a breach of the agreement and tenant would be in default if they fail to permit reasonable access to Landlord.

On the flip side, economic conditions are also likely a factor, with 10% reaching their economic goals and the rest falling well short (i.e. shrinking “middle class” buffer between the two extremes).

skerzzParticipantI’m hoping for 5%+ annual rent increases for the foreseeable future! I’d love to be in a position to use the cash flow from my SFR rental to cover 100% of my primary residence carrying costs so I can have no net housing costs (mortgage, insurance, taxes, etc.). It’s going to take approximately 15 years of 5% annual rent increases to make that happen, so perhaps I’ll need to look at getting into another rental property to speed this up. Anyone have statistics on the annual rents for SFR properties in SD county over the past 20+ years? I’m thinking 5% is much too aggressive for modeling purposes and 2-3% might be more reasonable.
skerzzParticipantMy employer starts everyone at 15 days vacation, 3 personal days (that are lost if not taken within the year), and 10 paid holidays. After promotion to a certain level, vacation days increase to 22 per year and all else stays the same. Vacation stops accruing after you hit 125% of the max accrual (Ca law keeps vacation hours from expiring at the end of each year). Pretty decent policy from what I’ve seen, but the problem is finding time to use it all. Vacation, paid holiday, and personal days amount to 7 weeks per year of PTO. We have unlimited sick days which keeps sick time from eating in the PTO bank.

Yup. I never paid a house cleaner except for moving out of a new apartment before having a kid. Given the choice between spending a couple hours on the weekend cleaning or taking him to the beach, playground, etc, it’s worth it to us to have more family time.

Totally agree. I could spend the time cleaning on a weekend, but choose to spend the money so I have more time with the family. Plus, I’m in the business of selling time (CPA) and it makes more financial sense to outsource the cleaning based on the hourly rate my time is billed at.

skerzzParticipant$100 for 2100 sqft once a week. She spends 4 hours at the house. My wife set this up through handy which is a cleaning “broker” service. I had a feeling I was overpaying…. Can anyone recommend a good/trusted cleaner in the North County Area (or someone willing to commute to work there)? I’m sure I could cut out the middle man (handy) to save some money and have the same amount (or more) of the money going to the person actually doing the work.

I’ve lived in San Marcos since 2009 and own in the Coronado Hills and Twin Oaks/Borden Rd. area neighborhoods. Don’t have grade-school age children yet, but I believe Coronado Hills is in the new Double Peak K8 school district.

On June 2nd my 7.771KW (9KW DC) system produced 58.25 kwh. This was the best day ever (November 2014 install); for comparison, on June 18th, my system generated 57.51kwh. I’m located in San Marcos.
Sullivan Solar System. 36 x Kyocera 250w panels. String inverters, south and west facing install, no shading during day.

The math doesn’t add-up unless you’re renting out a multi-million dollar property, or your initial property tax impound account was calculated / set-up incorrectly (i.e. based on tax liability before the property value was reassessed to new purchase value).
Under either scenario the increase shouldn’t have come as a surprise to you. Also, I thought you could increase the rent by more than 10%, but it would require a 60 day (rather than 30 day) notice to your tenant. I’ve never raised rent by more than 2.5% (I prefer small annual increases), so I’ve never really looked into this until now (quick google search)…

I know that area. That house has an electric stovetop, and if does have a gas dryer or heater it is definitely because they have a big propane tank providing the fuel.
