Tell the buyers to tell the agent to either deal with you or step aside and do a direct seller-to-owner deal. Then you get the escrow agent to manage everything and neither buyer nor seller is represented. I have done this before and the process is remarkably smooth when there are not two agents involved who are trying to manage not only their clients’ needs, but are also trying to limit their own liability. A surprising amount of the paperwork involved is there to protect the agents.

I agree.
Attorneys are necessary only when things go wrong or the process is different from the norm. The whole process is spelled out ad-infinitum.
You don’t need to know the law, you need to know the process, so enlist someone to help who knows the process.
You’ll be better off hiring an agent on a very low commission or hourly agreement. Might even consider getting bids from agents. Maybe agents here would let you know what is reasonable to expect to pay.
Probably a good idea to pay their agent a normal fee. Sometimes agents will steer clear of non-agent deals because they don’t want to deal with people who don’t know the process.
Find a great Escrow agent and pay them a bit more than normal. Escrow agents know the process and aren’t beholden to either buyer or seller.

I use the (internet-configurable) delay call-forwarding. It rings at the house twice, then hunts to my mobile.
Once you deal with their terrible customer service and get it up and running it quite good and very straightforward.

I suggest a solar-powered fan up high to blow hot air out a vent opening. Make sure you have an intake that opens out to a shady spot to take in cool air. Put it on a differential thermostat that you can set to kick on when the temp is x degrees hotter in than out.

And I’m not just saying that because I know that if you kick the bucket, interest rates will likely go up because you won’t be able to refi anymore.

Suggest you adjust your definition of a “free market”
Most think a free market is one where participants are free to do whatever they want. This is incorrect.
A free market is one in which participants are free from others infringing upon their rights. Theft, for example, is not allowed in a free market.
A free market is not an unregulated market.
Yes, there are regulations in a free market. They are necessary to keep the market free.
However, the regulations are not in place to direct the market towards a result. The regulations in a free market are there to ensure the transactions that take place are legal, voluntary and devoid of rights violations.
A “free market” in this sense is the most efficient way to allocate funds. When you try to regulate a market with a purpose other than keeping the transactions “clean” is when you lose efficiency.
A “free market” such as the one you describe – where there is no regulation at all – is not efficient. A market where nobody is tracking titles and ensuring all transactions are voluntary and punishing those who breach contracts is not free and not efficient. But, when people who understand “free markets” talk about “free markets” this is not what they mean.
Keeping all that in mind, I think a party as you describe could do well as long as it educated people on what a free market really is.
I think alot of people hear Ron Paul talk about the free market and they immediately think he is going to be all about supporting big corporations but I don’t see it that way at all.
He understands that big government = big business. The more money the gov has at their disposal, the more big business will lobby to win contract funds and lobby to influence regulations to steer markets to their favor. And the corps grow more powerful because they can lobby and bribe more successfully than the little guy. The liberals love big government but hate big business. Sadly, they don’t realize that increasing gov power directly results in more powerful corporations.

Go to the top of a tall buildng like Bank of America on Calif. street – have a $20 drink or the Transamerica building or the Fairmount and look around.
Drive to the top of Twin Peaks and look around.
They feed the lions at the SF zoo every day and the lions usually roar after eating. Totally awesome. You haven’t lived until you look into the eyes of a male lion as it roars. Worth seeing.
Go see a Golden State Warriors game, or Berkeley or Stanford hoops game.
Check ticketmaster and stub hub to see if any sports/shows/plays/musicians are in town.
It’s always fun to see if you can catch air in a rental car driving on those SF streets.

Go to Lombard street and drive down it. It’s kind of a yawner. Then, head back up the hill, go a couple blocks south ( I think ) and drive down Filbert street, parallel to Lombard. It is basically as steep as lombard, but without the switchbacks. It is friggin steep. As your car’s tires hit the edge where flat street turns to a slope, you can’t see the road past your hood ! Scary. I did this with the kids and they made me go back about 5 times. Sooooo much better than Lombard.My suggestion:

Go to the Jelly Belly factory in Farfield. It is a bit of a drive but worth it. Spend the money and take the University tour. i think you have to book it online. May be too late. call and beg if you have to. We did the JB University tour and got to eat fresh JBs out of the machines as the were being made. A bit of a drive but totally worth it. Tour JB factory and budweiser brewery practically next door. Also, I think there is an Olive-oil tasting nearby to make it a trifecta of tasting – free beer, jelly beans and olive oil.Too bad CDMA Eng is not online tonight. he knows lots of good eateries in SF.
Ask our mutual friend – lets call him “Joe” who used to live there.

ParticipantSaw the Ron Paul video. Was very impressed.
He is liberal in all the right places: war, foreign aid, against gov in bed w/ big business.
I’m not much of a policitcs-watcher but having a California crowd eat up a Republican candidate like that seems very surprising.
I’d say watch out. A showing like that on something as popular as Leno could launch him into legitimacy.
