ParticipantSvelte,
Couple of thoughts for you.
First of all – bailing out the homeowner = bailing out the lending institutions. It’s pretty much the same thing. In fact, it kind of screws the homeowner into continuing to pay into a depreciating asset, while continuing the cash-flow into the banks’ coffers.
Second – Bear Sterns is not Freddie and Fannie. Backing F&F makes some sense to avoid panic. Not so sure about Sterns.
It would be great to let F&F fail but I don’t think anyone realistically believes that the Fed/SEC/Congress will allow it to happen.

ParticipantTG – this is a nice lead-in to the “HSD” period, scheduled to start in Sept.

ParticipantIf the economics of this is so easy, why does he need to sell a plan?
He should just borrow some money and start building windmills.
Of course, he can’t though, can he?
Cuz the economics don’t really work do they ?
Cuz if they did, there’d be lots of guys building windmills, wouldn’t there?sdduuuude

ParticipantOne consideration in this area is the aging population. Elderly people have a difficult time in two-story homes thus the market for them is a bit smaller.
For non-elderly people, stairs are a PITA. Seems you always need whatever is upstairs. In our remodelling efforts, we have taken great strides to keep our home 1 story.
For me, two-story homes belong on big lots or lots where the land slopes and the house can follow the lay of the land a bit.
A 2-story structure on a small lot just bothers me. It is too imposing and depending on the orientation, can rob the lot of sunlight, expecially when it is between two other small lots, each with their own two-story structures.
This is what I hate about the new construction in San Diego.
