My thoughts on the value of passion as it applies to this housing-related blog can be found at the bottom of every page on this site, which sets the tone of this space.
Politics suck.
Passion is good.
Data is better.… as it applies to this housing blog, that is.

ParticipantSDR’s recommendation of talking to an accountant is best.
You may be able to consider the 17K a reduction in the basis of the property so you won’t really feel the impact of it at all if it is a primary residence.
So, if you bought the home for $500K, then you really claim the cost was $483K. If you sell it for $500K and it is subject to capital gain tax, then you would pay tax on the 17K when you sell it.
Again – I’m not sure you can do this. An accountant would know. Or, maybe FLU. I hear he is really good at taxes.

I’m sure he is, too. But, being “up on your tax stuff” is different than seeing a couple-hundred returns a year for the last 20 years.

ParticipantI’m sure you are a smart guy, but I’d seriously recommend an accountant.
Giving someone turbo tax and assuming they can use it to find all the deductions in a complicated tax return is like giving someone a scalpel and assuming they can perform surgery, IMHO.
Certainly, some combo of the two might serve you better. Maybe have a good tax accountant review your return. If he can’t find a way to do it better, then you don’t ever have to call an accountant again. If he can, it’s money well spent and you can use him next year.
Just a thought.
I gave up working on my car and doing my own taxes a long time ago.

Hey SDR – What do you think is enough time between an owner-occ refi and a move-out such that the lender couldn’t really do anything about it ?

I wasn’t there so I’m not exactly sure. They were with my wife. Was in the bushes a few feet outside the grass.
