+1 on that. My brother had a true nightmare tenant in Vegas. The local RE management co screwed him, stuck a horrible tenant in there and never checked-in.
They specifically requested – NO CASINO EMPLOYEES. And the manager put one in anyway. you might think that casino employees are good people because they have been screened. In fact, they are screened because they are notoriously not good people.
Took two months to clean the place. It was as if a homeless person had moved in. Used the dishwasher as a trash can. Carpet soiled throughought the house. It was truly unlivable.

ParticipantWhen I was 10 I always wanted a watch. Finally got one. Loved it. Winding it was a challenge so it never really had the right time.
As I got older, I decided they were more hassle than they were worth.
As I got even older (post college) I thought they were cool and stylish so I got a couple of them but still had a problem 1) remembering to put the thing on 2) losing them 3) breaking them.
I realized that no matter where I was, there was either a clock, or somebody with a watch. One more on my arm was redundant. I would never be in a position where I was in such a hurry in such a remote place such that I would need to know what time it is immediately and be unable to do so unless I had it right there on my arm.
Needless to say, I don’t wear a watch, but good-on-ya if you do.

Just because they are asking for it doesn’t mean they think they have a right to it.

Report them to HUD and the Bank? Nothing like tying up a short sale with other legalities.

As FLU said – have to pick your battles. I don’t have time nor inclination to force someone else to act morally unless they are really hurting someone. It’s his/her house. They can do whatever the heck they want as far as I care.

Yes – shrinking inventory for 12 months and since that time, prices are lower.
Low inventory is a strong force. Something has to be out there pushing the other way to make prices do what they have done since last Summer.

I’m not just hoping, though. My intuition (and many economic bloggers I trust) tells me that the global economic situation will come home to local markets.
I can’t help but feel it is foolish to buy a big move-up property now, knowing this is looming.

I think the trough in Dec 2012/Jan 2013 will not be as low as Dec 2011/Jan 2012.
But I think the peak in June 2013 will be below the peak of June 2012.

ParticipantI once made a little contraption to keep my own dogs off my lawn. Perhaps this would work for other people’s dogs.
I basically hooked up a normally-open motion detector to my irrigation system.
The challenge is getting the motion detector to trigger when the dogs are on the lawn and not trigger when they are not on the lawn. It’s an imperfect science.
But, if you can get it right, it is very effective. No dog is going to squat while getting sprayed.
