ParticipantCan’t his mom gift $13K to 10 different people, then have each of those 10 other people gift to him or is it a $13K limit total for the gifter ?
Can his mom buy the house, then quit-claim deed it to him?

ParticipantAttorneys will just get in the way. A realtor may help a little, but for a friendly deal, the escrow agent is key.
I did a “no realtor” deal once and the escrow agent made it possible. The escrow agent is the one who makes things happen, moves things along. They know what papers need signing, when they need signing, and how to get the deal closed. A good loan agent helps, also, and if escrow guy and loan guy work together, it’ll happen without much trouble. Expect to do some running around, though.
Get recommendations on title agent, inspector, termite inspector, escrow agent, mortgage broker and you’ll be in decent shape.

ParticipantFeb 2005.
Rich gave me a free membership (I don’t remember why – maybe for passing along the tagline at the bottom of the site) when the forum first opened up in Dec. 2005 so I have a pretty old username. But, the site was up before he started dishing out usernames so I’m sure there are some that “newer” usernames but lurked well before I did.
By the way, Rich’s posts were even funnier before he became a licensed broker. There was one where he was bagging on this downtown investor who had made gobs of money in real estate and was buying condos like crazy in 2005. His analysis was provided by his father, who taught him to “see the vision.” Oh, man. I died laughing at that. That’s when I knew I had found a good place.
Ah-ha. Still here.

I guess he lost money in the market crash, then moved onto real estate. -
