I get it. I think your strategy is quite sound. It isn’t like you are moving to another city and you can easily evaluate homes with a short drive from your current house, or on the way home from work, or even at lunch.
I think I remember in your last thread I mentioned Tierrasanta and you had some objections to it. I don’t love the home choices there but I have always liked the general area. It’s quite an easy drive into La Jolla. You’ll barely notice the extra 5 min over CLMT.
By the way, I gather that a house of our square footage on a lot this size in CV would cost roughly $300K more than this one in CLMT and it would need updating.

At the same time, you shorten your commute and maybe save some money to aim for UC instead of Clairemont.

ParticipantI always forget about Stonehaven. It is pleasant there, for sure. I’m not fond of the houses / yards and I suspect there are HOA as well.
