ParticipantOne could easily rent it out for close to $2500, IMO. (I see townhomes in UTC, of that size,or even smaller, and definitely older,renting for that much.). A search on Craigslist in CV for similar size houses would give you a good idea about the range. It would make sense, unless you really need the cash, or to qualify for another house purchase in the near future.
