Living in a building downtown with less than 150 units, I see how difficult it is to get proxies and majority votes to get things done. I can’t imagine how it will be for the huge developments (300-700 units) to get anything done.

ParticipantInstead of breaking it up by zip code, I would recommend defining the area within 2 miles from the coast as coastal Carlsbad.
Once you get out past Palomar Airport and El Camino Real, I agree that paying a premium for a Carlsbad address doesn’t make much sense.

At some point you do trade location and lifestyle for price. There is a premium to be paid. I don’t think that Shadowridge and SEH are very good comps for coastal Carlsbad (schools, access, amenities, location).
