Rich ToscanoKeymasterI changed the title for you Bugs. I think the spelling error is excusable given your level-2 partying mood.
As long as I am replying, I am not the least bit bitter. I rent my dream house (well, someone else’s house, but you get the idea) for way less than what it would cost to buy it — a comfortable perch as I watch prices drop and deploy my capital into investments that are actually rising. I guess that makes me a 1 (but subject to move towards more bitterness if they go really nuts with the bailouts).
Love the “mating call” line btw.

Rich ToscanoKeymasterDo you mean a tax accountant? If so I actually recommend a super smart guy I know who was one of the original Pigg posters. He’s an Enrolled Agent, not a CPA, so he has the tax thing nailed but maybe not some of the other CPA stuff — I’m not sure how that works, exactly.
I don’t want to publish his email online but mail me at rich at piggington.com if interested and I will send you his info.

Rich ToscanoKeymasterWow, great work esmith. This must have been very time consuming — did you do it all in Excel? I’d love to see how you did it.
Anyway, this verifies the anecdotal data that there are big disparities even within the CS price tiers. I will be extremely curious to see what happens to stalwart “Coast” category in the months ahead.
One thought — I am not so sure that the recent downturn in the Coast properties is all seasonal. Looking back at prior years, there is clearly a seasonal tendency to decline at this time, but there are also some other recent factors that could explain it too (credit crunch round 2, mainly). So given the steepness of the recent decline, my bet is that it’s partly seasonal and partly genuine.
I guess we will see in the months ahead, if you are able to keep this updated. Thanks for sharing this great info.

Rich ToscanoKeymasterRich, I realize you’ve been busy with your life, but discussions of Ron Paul and Marion’s soul are threatening to take over what was a very nice topical blog. Please intervene.
I’ve covered this all before… if people want to post off-topic threads in the off-topic forum, then they are welcome to do so. People who aren’t interested in reading them are welcome to not read them.
Where I will intervene (very reluctantly, because I just don’t have time or interest to police the forums), is when someone habitually drags real-estate related threads off topic. That’s not happening here — this thread, while ridiculous, is its own self-contained thread in the off-topic forum, as are the other threads you mentioned.
