If we moved into a house with a mortgage less than our rent we would live in a lot worse area and smaller house.
Right now we rent in a great neighborhood but in a smaller townhouse.I have kids so we need to find an area with good schools too. We would have a lot more choices if schools were not a factor.

rent4nowParticipant

I think waiting right now is a good thing. Its hard to find a good house in the mid to lower price range. Its amazing how quickly a good house goes even in this environment!
Of the people who have bought in the last 2yrs how many of you had 1+yrs of cash reserve?
The decision is really a personal one but from personal experience I know you will always be nervous with such a large decision even in the best of times. The question I ask is that if you find it amazing how quickly a good house goes even in this environment what do you think would happen in a better environment. My advice is keep looking and dont make a firm decision either way. See what you can find/get while keeping your search active and the decision will likely make itself.
Very True… Im more cautious than the majority because I almost lost my arse 6yrs ago but luckly I sold at fall 05.
