ParticipantWe live in San Marcos too and my friends just installed it in their newly built home.
They said they LOVE it. They have a dog and used to have grass which the dog left a mess and was a lot of trouble to upkeep. This has made it a piece of cake. The water bill, no mowing etc.The only con they have found is that it heats up in the summer. They just spray it down with a hose for a few minutes and it is good to go.
I am considering it and was surprised how good it looks these days.

ParticipantWhat is the consequence for not paying your property taxes? Can the county take back your property?
I want to buy a home that was a short sale for 2 years. It is no longer on the MLS and has been vacant for 6 months. The SD County Tax site says it is processing taxes from 2008/2009 since 6/30/2009.
Does that mean a bank bought it and is paying taxes? Or did the county take the property?

Last spring I had several companies that were willing to insure us, but then I waited to long, fire season hit and everyone of them said we are no longer offering insurance in your area. I ended up finding one company that would do it but I was on the phone all day getting rejected.
There will be one that will insure you but it will not be easy to find in August-October. Once you find one… jump on it.
