PeaceParticipant
My children attend a charter school and I’m pretty sure that that enrollment is counted in the total enrollment – charter schools are just public schools, part of a district.
PeaceParticipantThe outside of Nar Pres’ house looks very nice but the pictures of the interior look boring and cheap and disappointing – so the price and inventory selection is what is killing this place.
PeaceParticipantHey, FutureSDguy, stay where you are, don’t move to San Diego.
Yes, when there is “a rapist, an assailant, or a thief” – there is one side that is wrong.PeaceParticipantI’m not sure it is the case here in CA, but in AZ the neighborhood streets had to be private vs public to gate the community. In other words the neighborhood owned the streets = huge expense for street maintenance.
PeaceParticipantIn the old days, the rule of thumb was that upgrades (vs renovations) did not increase the sale price – just made you house stand out from all the rest (wherein lies the value)
I’ve always gotten a kick out of “professional” appraisals because it has always really just been a matter of sq ft more than anything else – now what was done with the sq ft is what will make one house more attractive than another but not necessairly increse the sale price.
PeaceParticipantI’m waiting for the day that the realtors start talking to sellers like they used to talk to me when I was looking in San Francisco at what were starter homes in the $650,000 range.
To Buyer: “If you are serious you need to bid at least $100,000 over, not so serious then $50,000”
To Seller: “If you are a serious seller you should take the first $100,000 below asking and if you’re not so serious you can hope for a $50,000 below asking”

sdrealtor, Well, soon enough the wife and kids will come along and he then will be more concerned about a car with enough room for a baby seat and stroller in the back :)”And of course at that point things do tend to become flacid and atrophy – which goes right along with the new family car! :> So I guess there is a correlation after all!
PeaceParticipantAnd remember, bankruptcy laws have changed, no getting out from under consumer/credit card or medical debt so easy anymore.
How many think the Feds saw this coming and preemptively changed the bankruptcy law?
PeaceParticipantI am very offended by these solicitations from off-shore call centers. At least you could understand her English, maybe that’s the difference of when they are calling you BEFORE the sale vs when you have to call them AFTER the sale.
Have you heard that McDonalds is going to call-center the drive-up window, you know when you give your order to that box? If I recall, the call-center is starting out in Santa Maria, CA but the plans are to move it to South America. The order takers in South America will send your order back to the restaurant where you are sitting outside in your car.

“Offering 400K on a 450 listed price is NOT lowballing.”
I would agree with you but my friend is offering what she thinks is a fair price.
There had already been a full price offer on the contingency of selling buyers’ own house. But of course that sale fell through when buyers couldn’t sell their house.
Get ready for a lot of these types of contingency sales – I can remember them from the last crash. That’s where we (those of us without contingincies) come in and “save the day.”
“You can ALWAYS go up in offered price, but you can NEVER go down.”
Oh yeah, who says so? I’m surprised that a couple people on THIS list would believe that.
If this property is still sitting in 6 months or a year, I have a feeling my friend will make another offer for less. This property is “special” and I refrain from identifying it until after all is said and done.
PeaceParticipantOh yeah, I should have added that the place is being sold furnished.
PeaceParticipantZip would not let me register without a phone number.
“What other reason do they need your personal details, for something that really only requires an emal addy, if not to spam or send you promotions?”
There is a reason:
By giving out personal information you are often inadvertently cancelling your “do not call” registration.
PeaceParticipantI don’t get ZipRealty.
I finally registered and I find it very limiting.
First, why have to give your phone number to register? I gave my alternate email address but just made up a phone number – thank God because now I am getting junk mail from Ziprealty – sorry if someone owns the phony phone number because I suspect they may get some junk phone calls too.
Also, I am not able to jump around zip codes – I am checking out other areas nationwide – but not able to do it on Zip.
Am I doing something wrong? I expected the website to be more user friendly.
I know that it is a profit company but it sure is a turn off for my initial experience with the company and will remember when it comes time to buy.
PeaceParticipantI’d like to see if anyone can settle something for me regarding ROTH vs traditional IRA.
I heard somewhere that traditional IRA money is treated like a traditional retirement (pension) and can not be taken in a bankruptcy.
Whereas, a ROTH money is considered part of your net worth and is subject to bankruptcy filings.
