Might not be such a great deal when you add in the cost of fixes and discount for the cost of ‘fixed foundation’ at the time of the next sale. FWIW, Ox made it public that your offer was highest of 20, for a house with messed up pool and yard on a cracked foundation.[/quote]
My house was $157 ppsf before I fixed it up. With improvements it is $164 ppsf which is well below market in the area for a house like this. Fixing up includes new pumps/controllers/lights on pool, acid wash and calcium removing, entire house interior & garage painting, new high-end appliances (Fridge, DW, W&D), professional cleaning (include carpets, windows), yard cleaning and planting seed for grass, irrigation repair, drywall repair. Also included is all new high grade door knobs and BR light fixtures (yep, the guy took the door knobs!).
I keep detailed accounting of all costs. The foundation was not cracked. There were 12 offers. A few were only a few thousand below mine and all cash was about $15k below. I put down 50% so I got the nod.
