Participantwe drove by the neighborhood recently and decided to check the place out.
Cornerstone really cut some serious corners with this development (pun intended), we found these in the models no less:
–low grade ceramic tiles
–cheap orange peel walls
–ceramic tile or base granite counter tops
–DIY style painted wood decking
–poorly maintained “soccer field” of a lawnall of the features you expect in a 2000 sqft POS thrown up quickly somewhere out in Hemet back in the boom years. except these are overgrown to 4000 sqft.
I mentioned before Montoro came on line that those of you who’s been to Cornerstone’s Tiburon would be sourly disappointed. My visit totally confirmed that prediction.
Montoro is a disaster, Montoro is a Monstrosity.
yet 4 homes have been “sold” per the sales office map so far. those 4 would do well tearing the house down and rebuild when they close escrow.

this is not about scare tactic. look at where most of the budget ends up, 30% is welfare and medi-Cal and 40% is education. that’s 70% of the budget. there’s a lot of waste in both fields. there’s a lot of folks living off the state either by exaggerating disability or in job-for-life programs protected by various unions.
whenever politicians talk about cuts, pictures of children who can’t afford their medication are paraded around. politicians back down and start borrowing or tax the productive citizens.
the voters have spoken, we don’t want more debt, if we can’t pay for it, then we can’t pay for it.

Participant
I think that sdrealtor is referring to the homes at Scripps Preserve listed below:
3-12-09 15572 Via La Ventana $735K
3-02-09 15533 Mission Preserve Pl $750K
3-30-09 15581 Via La Ventana $798KThose are some nice homes, ranging from 4600-5800 sf. Lot sizes averaged around 16,000 sf.
I think at those prices that Davidson may have sold below cost. I agree that we may not see those kinds of prices ever again.
If only the community were not so far from the freeway …

[img_assist|nid=11093|title=$750k for 1900 sqft circa 10/05|desc=|link=node|align=center|width=95|height=100]
at the peak $750k got someone around 1900 sqft with no lot. now we have someone getting 4600 sqft with a huge lot for the same price. I know this is TOTALLY apple vs orange comparisons. But still, pretty amazing…

Participant
ocrenter, how could you remember something that was said 2 years ago??? Does your wife complain about this trait?
trust me, that memory only serves me with numbers and housing. when it comes to arguments, I’ve lost every one of them since meeting my wife.
TG, yes, the olympic knife catching team was a classic. speaking of which, your reward for coming up with that phrase is the knowledge that they had to cough up $15k just for their property tax this year. yup, that’s $6000 per year on that mello roos, or $500/month. These days, that reduces your buying power by $95k.
So mid 600’s is really more reasonable for these homes, as after mello roos the true price would be low to mid 700’s.
