Participant
As others have pointed out, this article is garbage and not worth responding to.
well, it isn’t all that worthless.
if one understands that majority of SD’s sales are foreclosures in first wave subprime regions, and that this study/article represent such subset of properties, then it is worthwhile.
unfortunately most readers of the UT doesn’t understand that and will apply this study’s conclusion to places like Carmel Valley, where 2nd wave option ARM and prime defaults have just started gathering strength.

Participant
Yeah, looks like another bid war listing. Should finish above 1M…but yeah still a comp killer.
I love how the bank robbing foreclosed trash took even the water heater.
this is where things are getting weird.
the home was purchased for $1.21 million back in 5/2007. it is currently listed as a REO. but PENSKE GROUP L L C was the owner per the county property tax site. I can’t imagine Penske taking the water heater. So is Penske the bank in this case?

Participant
how would you compare the big houses in Avaron with that in Stonebridge?
for one thing, HOA with this Avaron house is $340/month. mello roos runs on this one is a cool $7500/year, or $965/month.
I know someone mentioned before that Stonebridge mello roos are typically $5000, or $420/month. any idea what the HOA payments are like?
