Participantok, got the price California West paid per parcel.
each lot for Monteluz was $225,000. Assuming $80/sqft cost per home, that’ll be $280,000. which means $500k cost to the builder. the builder then sells for $700k, or $200k margin per home.
each lot for Andalusia went for $215,000.
both properties were purchased by California West during the peak of the credit crunch in Oct/Nov of 2008.
California West probably figured they would have to sell these homes at low to mid $600k if the credit crunch continued to be severe. but due the government intervention, the demand return and they are able to make an additional $100k per home.

4S pricing for homes this size has been discussed right here for the last 4 years. remember what the subject of the prior discussion previously sold for: $1.06 million for 3700 sqft in 2006.
now sdnerd is able to grab something of similar size for just a little over $700k and the only positive word is a sarcastic “4S is fireproof.”
like SD Realtor said on the prior thread, with such low interest rate, the price for these homes will likely bottom around low $700s.

Lets hope thats not a bad thing the next time the fires rip through that area. Im sure it will be long after you have moved out but after 2007 and seeing how that area goes so far back, it seems boxed in by the foothills. Remember 4s ranch is fireproof though. Congrats on the purchase regardless. Some great parks over there.[/quote]

Lets hope thats not a bad thing the next time the fires rip through that area. Im sure it will be long after you have moved out but after 2007 and seeing how that area goes so far back, it seems boxed in by the foothills. Remember 4s ranch is fireproof though. Participantthey spent $1.3 billion just on the I-15 carpool/express lanes, and the usage is minimal at best. as much as I am a rail fan, I just don’t see high speed rail as a good use of resources here.
think about the population density in Asia and Europe and how they have “real cities” there, that’s why high speed rail makes sense there.
