ParticipantI agree with you, I can’t seem to tell them apart either. the houses all look the same, with the same colored exterior. if you don’t know the neighborhood it becomes very easy to get lost in there.
what is interesting is it isn’t just the houses that look exactly the same, the landscape all seem exactly the same too. even the portable basketball hoop in front of every other house…

Participantthere’s something fishy about that courthouse “sale.”
#1, the house went up for sale within a day or two after the courthouse transaction.
#2, the house per pictures appeared perfect and open house ready.
#3, the name on the property tax roll never changed.
making me wonder if the original owner either A) bought it back from the steps, or B) the sale never happened.
the original owner was previously featured on my blog and was a “real estate coach” making me wonder if he had performed a few tricks to get out of that $1.7 million burden.

Participantnow if localguy is willing to paint his roof completely white, he may be able to drop that summer cooling cost by another $100!
the downside is he’ll get hanged by the neighbors if he did that.

Participantwe use to rent a 1999 home, insulation was very poor, with the summer being extremely hot and winter cold.
of course, that still beats my in-laws’ home built in the 70’s. when it was in the 40’s recently their interior was also in the 40’s.
if you have a relatively new home from a respected builder who did not cut corners and cheat you on the insulation, a 45 degree night really translate into a 65 degree interior temp, which means you are just looking at the heating cost to bring 65 degree to 70 degree.
Cornerstone did a good job with Tiburon so I think the insulation issue should not be a problem for Tiburon buyers. I have my doubts about Montoro and Serenity, though.
