Never said it wasn’t a good area. IMHO it isn’t worth the price. Especially with the lack of upgrades and the style of the home. In this market you look for areas of weakness that have great potential in the future. That’s how you take advantage of the market and score a good deal. Anyone can give an extremely narrow criteria on their housing search. We all know what the end result will be.

Only thing growing on my slope these days is native plants and weeds but heading up to Napa again next week and will be talking to winemakers about what kind of grapes I might be able to grow on it in this climate.[/quote]
You live inside the house when there is nothing outside but weed filled slope with folks looking down. Otherwise, you can spend a lot of time outdoors, play ball on the grass, and swim everyday.
As for the schools, plenty of good schools around. Quite frankly, I do believe la costa academy has not done well on API for a while. Even coming in lower than San Marcos. It has a not so great UC acceptance rate compared to other schools of similar demographic background.
You might have a problem with a guy 10 years younger with a house twice ad big, but

this house is a typical mid 80’s tract home. it is unique in ONE major feature: it is ALL garage, where’s the house???
