It may be somewhat obvious, but I would add the following: Don’t take your MLS pictures or create the Virtual Tour (or even go active with your listing, for that matter) until AFTER you complete no_such_reality’s steps 1-10!

Was there also an article about how to convince a seller to list their house for a realistic price level that will cause a sale? π For smart agents that’s the real trick right now because whether they get the seller to agree to a 1% or a 3% commission, if the house doesn’t sell the agreed commission rate doesn’t mean a darn thing….
It is interesting your mentioning the effect on the “discount brokers” programs. I believe your right, some of these guys may very well “go under” as sales volumes continue at record lows. Balancing that out though is the fact that alot of people are getting out of the RE business altogether as a natural outcome of this market. That should help those that are left to maintain some semblance of transaction volume if they are aggresive and saavy.
